Downsizing or Rightsizing?
We actually prefer the word right-sizing.
Downsizing makes it sound like the goal is simply to move into something smaller. But that isn't always the case. It's really about figuring out what works for you now, and what you want the next few years to look like.
If you've been in your home for 20, 30 or even 40 years, moving can feel like A LOT. Where do you even start?
Our advice is usually to start earlier than you think you need to.
You don't have to be ready to sell. You don't need to have the basement cleaned out or know exactly where you're going. Sometimes the first step is simply finding out what your home might be worth and talking through your options.
From there, you can start figuring out what actually needs to be done before selling. Maybe there are a few repairs worth tackling. Maybe some paint would make a difference. Maybe it's decluttering and getting rid of things that have accumulated over the years.
And sometimes the answer is don't spend the money.
We've seen homeowners assume they need to renovate kitchens, replace flooring or tackle a long list of projects before they can sell. That's not always the best use of your time or money. We'd much rather walk through the house with you first and help figure out what is actually worth doing.
Then there's the other half of the conversation. Where are you going?
A condo? Smaller house? Apartment? 55+ community? Maybe you want to stay in the same neighbourhood, be closer to your kids or have a place you can lock the door and leave when you want to travel.
That's why we like right-sizing. It's not really about having less. It's about finding something that fits your life better now.
And if you're thinking this might be a year or two away, that's okay. Actually, that's a great time to start the conversation. It gives you time to make decisions without feeling rushed.
